- 3+ Acres of improved land with as-of-right zoning for industrial/heavy industrial uses 
- Manageable existing environmental issues
- Deal size: $5M+
- Single asset & portfolio sale-leaseback transactions with qualified owner-operators
- Can be paired with warehousing/logistics facilities
