Christian Fredrixon is an accomplished executive and board member with extensive experience in the real estate and sustainable development sectors. Currently serving as Chief Executive Officer of Cibus Nordic Real Estate AB, a company focused on high-quality property management with daily goods store chains as anchor tenants, Christian's portfolio also includes board positions at Votion Biorefineries and Covitum AB, where a strong emphasis is placed on environmental sustainability. Previously, Christian held key roles at Vasakronan as Chief Investment Officer and in various board capacities at Delcore Fastigheter, Ancore Fastigheter, and Långeberga Logistik AB, among others. Cibus Nordic Real Estate AB (publ)

We control and operate one of the Nordic’s largest and most strategic distribution networks for grocery trade and parcel services together with market leading grocery players such as Kesko, S Group, Coop, Tokmanni and Lidl. Cibus is running a pure play grocery anchored real estate strategy. The portfolio consists of daily goods and grocery properties all situated in Finland and Sweden. Many of the properties are situated in major cities and growth areas in Finland and Sweden. The lease agreements are often long term. More than 90% of the rental income is supported by anchor tenants like the leading grocery players such as Kesko, Coop and S Group and discount retailers with food like Tokmanni. Our grocery anchored real estate strategy enable us to leverage on and continue to create scale in a market with market-leading grocers where we can apply hands-on real estate expertise through a proactive approach to unlock value. The grocery sector is non-cyclical and less exposed to economic fluctuation compared to the retail sector at large. In Finland and Sweden, grocery retailing is hardly threatened by the increasing popularity of e-commerce. Home delivery is a difficult strategy to execute on, in a market with low density housing and high labor costs on a low margin product as food. Food is also more difficult and expensive to deliver online since it needs to be handled correctly and fast in order to stay fresh. Our strategic locations, however, opens up a natural distribution channel for other e-commerce. A large part of the grocery e-commerce that we see is Click and Collect shopping, where you pick up the groceries at the stores. It is natural for customers to pick up their e-commerce while shopping in their local grocery store.
