Job description

This new position is to expand the team of maintenance technicians that monitor and assist the building operations of a multi-tenant research laboratory facility. You can expect to be working hands-on with building mechanical systems and equipment on a regular basis alongside the other experienced members of the team. This position will involve repair work and preventative maintenance, and the person filling this position will be expected to contribute to the administration of the preventative maintenance program.

Key Responsibilities, include but are not limited to:

General Duties (80%):

  • Perform duties and responsibilities relating to the operation, maintenance, and troubleshooting of Heating Plants, Cooling Plants, auxiliary equipment, and various HVAC systems as per the Authority Having Jurisdiction.
  • Perform and record all routine checks of facility heating plants and auxiliary equipment.
  • Perform necessary work as required to bring heating boilers online or layup for service.
  • Perform water treatment testing as outlined in the American Society of Mechanical Engineers (ASME) Section VI, Care and Operations of Heating Boilers and Cooling Plants.
  • Perform preventive maintenance as scheduled.
  • Prepare boilers for yearly inspection by the Alberta Boilers Safety Association (ABSA).
  • Coordinate shutdown and restart of equipment as required for maintenance events or Building Automation.
  • Ensure that mechanical rooms are kept neat and clean.
  • Ensure efficient operations and monitoring for:
    • Optimal environmental comfort
    • Fire and Life Safety devices
    • Lighting controls
  • Initiate corrective control action for off-normal mechanical conditions.
  • Respond to alarms transmitted by the Building Management System (BMS).
  • Analyze system malfunction by trouble shooting the building systems directly through the BMS system terminal.
  • Monitor and contact appropriate personnel to investigate situations including facility staff or trades personnel.
  • Report any technical difficulties to the appropriate Supervisor.

Administrative Duties (20%):

  • Utilize and update maintenance management system.

  • Utilize and update preventative maintenance schedule.

  • Process maintenance work orders.

  • Maintain BMS system database back-up.

  • Update and upgrade related documentation, manuals and files as directed.

  • Immediately report deficiencies related to safety and health to the EHS Manager.

  • Immediately report deficiencies that harm the operation and reputation of API to the Engineering & Facilities Specialist.

  • Perform all duties in a safe and timely manner and help ensure compliance with the City of Edmonton, Provincial, and Federal safety and environmental laws, codes, standards, and regulations.

  • Actively participate in assigned training activities.

Qualifications - (Education, Certification, Degree, Skills, Knowledge, etc.)

Education:

  • High School Diploma.
  • Minimum 5th Class Power Engineer Certification is required.
  • WHMIS Training and Certificate.
  • Maintain CPR and First Aid certification.

Experience:

  • One year experience working as a Power Engineer.
  • Basic mathematical computational ability; knowledge of mechanical, electrical, and plumbing systems including boilers, chillers, pumps, and HVAC systems.
  • Experience in conducting inspections, maintenance, troubleshooting, and repairs of mechanical and electrical equipment.
  • Experience with Reliable Controls building automation systems would be an asset.
  • Valid Alberta Class 5 driver’s license.

Personal Competencies:

  • Maintain calm demeanour in emergency situations.

  • Strong attention to detail and the ability to maintain accurate records and documentation.

  • Communicate effectively both verbally and in writing.

  • Ability to read and understand a variety of manuals and instructions in written, oral, or schedule form.

  • Work effectively with other trades. Interact with tenants, employees, visitors and contractors with professionalism and courtesy.

  • Indoor (90%) and outdoor (10%) activities at a static work location. May require short vehicular travel.

  • Usage of hand and power tools.

Working Conditions:

  • Required travel between Edmonton API sites.

  • This position requires you to be on site.

  • Occasional required PPE.

  • Ability to perform manual tasks, including lifting heavy equipment and working in confined spaces.
